Prolonged exposure to cold temperatures and poor soil structure underneath can also cause cracking.
Spalling is a special type of concrete floor damage caused by water penetrating concrete and forcing the floor surface to peel, flake or pop out. Spalling takes place because of the presence of moisture. Pitting, on the other hand, is caused by many factors among them natural aging, improper floor placement and poor finishing techniques.

Garage Floor Repair - How to Fix Cracks and Holes
Step 1: Chase the crack/s
To fix cracks and holes in your garage floor effectively, you need to chase the crack/s which simply means; breaking away all loose material and edges within the crack or hole using a cold chisel and hammer.
Step 2: Clean out all loose debris
Once you have chased the crack/s in your garage floor, the next step is cleaning out the resulting debris. You can use a brush to sweep out all the debris in and around the crack. This step is important for removing weak laitance and preparing the floor for the crack filling compound.
Step 3: Apply your filler: Use concrete crack repair products
There are many products available today for repairing cracks on concrete garage floors. You can use epoxy, polyurethane or polyurea-based crack repair/crack filling compounds that are sandable. Such products cure and harden at strengths greater than concrete which prevents water intrusion. The products can be applied and sanded flush with concrete creating perfect seals. They can also be painted or coated with an epoxy coating.
When repairing concrete cracks that are wider than 1/8 inches, it is advisable to fill the crack with silica or clean play sand first before using the filler. Doing this will ensure you don’t use more epoxy than necessary. You should also avoid cheap water-based or latex-based concrete crack fillers since such fillers aren’t sandable. They also tend to shrink over time. Furthermore, they don’t accept paint so, they don’t offer a perfect outcome
When applying the filler, work it properly into the crack ensuring there is no trapped air. Trowel the surface making it as smooth as possible before the filler starts to set up. Don’t forget to follow the special instructions that come with your filler. Different concrete fillers may come with different application instructions.
Step 4: Let your filler set then paint/coat
Allow a few minutes (approximately 30 minutes) for your filler to set. Once cured, create an even transition before applying your pain or epoxy coating.
